Just starting to look is a good place to be. There’s no deadline yet, and you can learn without pressure. It’s also normal to feel overwhelmed by prices, new words and advice coming from every direction.
You don’t need to know everything to begin. Most people learn the process one step at a time, and the early steps are about understanding your own numbers, not committing to anything.
There is a clear path: learn what a home would really cost you each month, check your credit, save homes you like, and start the formal steps only when you feel ready.
What’s different for you
- Save homes you like. Build a list at your own pace.
- See real monthly costs. The number that matters, on every home.
- Start when you’re ready. The steps wait for you.
When you start in CloseHive from this page, your plan already includes these steps, along with the usual ones for buying in Brevard County. You always see what to do next, and your agent handles the how.
What to know
The monthly cost is more than the loan payment
A home’s monthly cost usually includes the loan’s principal and interest, property taxes and homeowners insurance. Many loans add mortgage insurance; lenders generally require private mortgage insurance (PMI) when the down payment is less than 20%. Some homes also have HOA dues or need flood insurance. Lenders often collect taxes and insurance each month in an escrow account, and because those bills can change from year to year, your monthly payment can change too.
Property taxes and the homestead exemption
In Florida, a home you own and live in as your permanent home on January 1 can get a homestead exemption. It takes $25,000 off the taxed value for all property taxes, plus up to another $25,000 off the value above $50,000 for taxes other than school taxes. In Brevard, the deadline to apply is March 1. A home’s current tax bill may not match yours, because taxes can be recalculated after a sale.
Save Our Homes keeps increases in check
Once you have a homestead, Florida’s Save Our Homes rule limits how much its taxed value can rise each year: 3% or the change in the Consumer Price Index, whichever is less. If you later move to another Florida homestead, you may be able to bring some of that savings with you if you set it up within three years of January 1 of the year you left.
Prequalification and preapproval aren’t the same
A prequalification is a quick estimate. A preapproval is a lender’s tentative statement of how much it may lend, after checking your income, assets, debts and credit; sellers often want one before they accept an offer. Neither is a guaranteed loan, and preapproval letters often expire in 30 to 60 days, so many buyers wait until they are close to touring seriously.
Your credit report is free to check
AnnualCreditReport.com is the official site for free credit reports from the three national credit bureaus. Looking early gives you time to fix mistakes or pay down balances before a lender pulls your credit.
How Florida agents work with you
Florida law presumes a real estate agent is working as a transaction broker unless you agree in writing to something else. A transaction broker must deal honestly and fairly, use skill and care, account for money, present offers promptly and disclose known facts that materially affect a home’s value and aren’t easy to see. A single agent owes more, including loyalty and full disclosure. Ask any agent which relationship they offer before you share private details.
Insurance is a big part of the Florida budget
Standard homeowners policies don’t cover flood damage; flood insurance is a separate policy. Some insurers, including Citizens Property Insurance, require a 4-point inspection on older homes. Getting a few insurance quotes on homes you like shows you the real cost early.
Your options
What to gather
- Your take-home pay and current monthly debts written down
- Your free credit reports from AnnualCreditReport.com
- How much you’ve saved, and how much you want to keep as an emergency cushion
- A monthly number you’d be comfortable paying for housing, all-in
- A short list of areas and must-haves
- A few saved homes with their taxes, HOA dues and flood zone noted
- Insurance quotes on one or two homes you like
- Questions for a lender or housing counselor when you’re ready
Mistakes to avoid
- Looking only at the loan payment. Add taxes, insurance, mortgage insurance, HOA dues and repairs to see the real cost.
- Assuming the seller’s tax bill will be yours. Taxes can change after a sale and depend on your exemptions. Look at an estimate based on the price.
- Skipping the credit check until the end. Check early so you have time to fix errors.
- Feeling you must commit to start. Looking, learning and saving homes cost nothing. Start the steps when you’re ready.

Questions people ask
Do I have to commit to anything?
No. Looking is free.
Do I have to commit to anything to start looking?
No. Saving homes and learning your numbers doesn’t lock you into anything. You can start the formal steps whenever you’re ready.
How much house can I afford?
Start with the monthly amount you’re comfortable paying, all costs included, not just the loan. A lender’s preapproval shows what they would lend, and a HUD-approved housing counselor can help you set a budget you can live with.
What is PMI?
Private mortgage insurance is an extra cost on some loans. Lenders generally require it on conventional loans when the down payment is less than 20%, and it adds to your monthly cost.
What is an escrow account?
It’s an account your lender sets up to pay your property taxes and homeowners insurance from your monthly payment. Because those bills can change each year, your payment can change too.
What is the homestead exemption?
It’s a Florida property tax break for a home you own and live in as your permanent residence on January 1. In Brevard, you apply with the Property Appraiser by March 1.
Should I get preapproved before looking?
You can look first. When you’re ready to tour seriously or make offers, get preapproved, since sellers often ask for a letter and it usually lasts 30 to 60 days.
Does checking my own credit hurt my score?
Checking your own reports at AnnualCreditReport.com is how you find mistakes early. A lender’s check for a preapproval is different, so ask the lender how they handle it.
Do I need an agent just to look?
No. When you’re ready to tour and make offers, an agent can help. In Florida, ask which kind of relationship they offer, such as transaction broker or single agent.
